Chemistry is fine, but you can't overstate the importance of tension. Once you lose the tension, you lose everything.
Did you ever see the show Moonlighting? Bruce Willis and Cybill Shepherd's chemistry was ridiiiiculous, but what took it from fun to amazing was the unresolved sexual tension between them. They clearly want each other, and that dynamic is what made the show.
I think the only way you can resolve sexual tension but keep interest levels high is with a love triangle. Like Kate, Jack and Sawyer from Lost. Because if two people resolve their tension, it jacks up the tension and drama between the shared interest and the left-out party. And really, there's all sorts of ways to extract drama from a triangle. You can impose another triangle, creating a star of David (lol). For instance, again with Lost, you throw in Juliet, as an additional love interest to both Jack and Sawyer, and now you have exponentially greater friction. This is how soap operas stay relevant for decades.
