You DEFINITELY would have to be vigilant and put a cap on how many nights people are really allowed to stay because you don't want undesirable transients moving in on your shit.
And as far as being "too far away" from a city, you could have a point...
It really just depends.
When it comes to AZ, if you are somewhere that doesn't have cell service, people are gonna be put off by it.
And you gotta disclose that kinda stuff in your listings.
Wherever you spend most of your time, it should be a place that is marketable on AirBnb in one way or another.
If you spend all your time in a neighborhood, rent out a parking spot.
If you're a landowner around Williams, rent out parking spaces for people just traveling through.
If you live in a bricks 'n sticks and you have a spare room, maybe rent it out.
Depends on your situation, where you spend most of your time, and how much people interaction you're willing to put up with.
